Garage Conversion ADU - Etiwanda District, 420 sq ft Studio


The homeowner had a tenant-ready garage but no path through Rancho Cucamonga’s fire separation and utility requirements. The existing slab was 4 inches, within range for conversion, which meant we could avoid a full foundation replacement and keep the line item reasonable. We ran a new electrical service lateral from the alley, installed a 1-hour fire-rated assembly between the ADU and the main house per California Residential Code R302.6, and converted the garage door opening into a framed wall with a proper egress window. The result is a 420-square-foot studio renting at market rate in the Etiwanda District, with a permit set, photo record of every visit, and a 365-Day Done Right Promise in writing from Nadia Ellery.
New Detached ADU - North Fontana Border, 640 sq ft 1-Bedroom


This lot sat near the North Fontana border where Rancho Cucamonga’s zoning requires a 4-foot side-yard setback and 45 feet from the rear property line for detached ADUs. The grapefruit tree was 18 inches inside the envelope, boring but load-bearing, because relocating a mature tree triggers an arborist report and a 6-week delay. Nadia Ellery reworked the footprint to a 16×40 rectangle with a jog around the root zone, specified a pier-and-grade-beam foundation to minimize excavation, and coordinated the prefab shell through Plant Prefab. The result: permit issued in 11 weeks, tree intact, and a 640-square-foot rental unit with a written price locked at signing under Haven Standard Clause 1.
Junior ADU & Interior Conversion - Alta Loma, 380 sq ft Attached JADU


Alta Loma’s larger lots often hide the simplest JADU opportunities: an existing bedroom with exterior access and a bathroom already in place. This owner needed rental income but wanted to avoid the cost of a detached build. The catch was California’s owner-occupancy requirement for JADUs, which means a recorded deed restriction on the main house, not just the ADU. We prepared the JADU application package with the deed restriction, added an efficiency kitchen with a 2-burner cooktop and 24-inch refrigerator, and solved the utility question with a submeter arrangement rather than full separation, which cut $4,200 off the electrical scope. The project finished in 14 weeks from permit to final, with every visit documented and the deed restriction filed with San Bernardino County.
ADU Site Prep & Utilities - Victoria Gardens Area, Detached Foundation and Utility Trench


The Victoria Gardens area has newer infrastructure but tight utility coordination, especially when the main house already runs at 100 amps and the owner wants a 1-bedroom ADU with electric heat. We brought in a soils report, boring but load-bearing, because Rancho Cucamonga’s expansive clay soils can push a slab 2 inches in wet seasons. The pad got a 12-inch engineered fill with 95% compaction, a 4-foot gravity retaining wall on the downhill side, and a new sewer lateral trenched to the alley at 1/4-inch per foot slope. The electrical upgrade to 200 amps included a dedicated breaker space for the ADU, so the owner won’t need a service change when construction starts. Site prep finished in 3 weeks, photo-documented, with the utility rough-ins inspected and signed off before the prefab unit from Abodu arrived.
Garage Conversion ADU - Cucamonga Creek Wash Proximity, Flood Zone Compliance


Properties near the Cucamonga Creek Wash don’t always trigger full FEMA flood insurance, but Rancho Cucamonga’s stormwater ordinance still requires passive flood venting for any converted structure within the 100-year drainage path. The original garage slab sat 2 inches below the adjacent grade, which would have failed inspection regardless of the FEMA zone. Nadia Ellery specified a raised floor system, 8 inches above grade, with engineered flood vents sized to the enclosed volume per ICC 600 standards. We lost 40 square feet to the raised floor and stair entry, but gained a compliant, insurable studio with an elevation certificate that the owner’s lender accepted without question. The project stayed within the original written price because the flood vent requirement was identified during pre-application, not discovered mid-construction.
New Detached ADU - Day Creek Square Vicinity, Prefab Coordination


The Day Creek Square area has reliable flat lots, but overhead utilities create a 10-foot clearance zone that can eat a building envelope. We coordinated with Southern California Edison for an underground service drop, which required a 4-week lead time and a trench from the pole to the new meter location. Rather than wait on the utility and delay the build, Nadia Ellery sequenced the project: permit application filed, utility trench open, Tuff Shed shell fabricated off-site, then delivery and set once power was live. The 560-square-foot unit includes a vaulted ceiling from Tuff Shed’s Premier Pro Studio line, which we upgraded to R-38 roof insulation and a ductless mini-split. The owner has a single contract, one written price from Haven Standard Clause 1, and no finger-pointing between a separate designer and builder when the ceiling height came in 3 inches taller than the site plan showed.
